Why is my garage floor pitting and flaking?
Usually a combination of chemistry and physics.
Chloride deicers arrive on your vehicle and melt into a brine on the slab. Those chemicals interact with the hydrated cement paste, and repeated freezing and thawing amplifies the deterioration [1]. Water in the pore structure expands as it freezes, lifting surface material that the chemical attack has already weakened.
The result is worst where the vehicle parks and along the path in from the door, which is generally how you can tell salt damage from other causes.
Can a floor be coated if the concrete is already cracked?
Often, but it depends on the crack.
The distinction that matters is whether it is still moving. Static cracks can be routed and filled with a semi-rigid material that supports the joint edges while accommodating slab movement [2], then coated over.
Actively moving cracks are a different problem — a coating is a surface treatment, not structural reinforcement, and it will crack along with the slab.
Whether a specific crack is active requires assessment on site. Anyone who tells you every crack can be repaired without looking is guessing.
Can a coating be installed during a Black Hills winter?
Sometimes — it depends on the product and the conditions, not on the season alone.
Standard epoxies need a warm substrate; applied cold, the reaction stalls and the film may never reach designed hardness. Some polyaspartic products publish application thresholds well below freezing [3].
Three qualifications:
- That threshold is specific to that product, not to polyaspartics generally.
- Data sheets also require the slab to be dry and frost-free. Cold is workable; frost is not.
- Whether a given provider takes winter work depends on their products, heating capability and schedule.
Ask directly. Treat any claim of unconditional year-round availability as a reason for more questions.
How long before I can park on it?
Longer than you can walk on it, and it depends on the chemistry.
Epoxy systems generally need the longest wait, frequently several days. Polyaspartic systems are considerably faster — one manufacturer publishes foot-traffic and vehicle-traffic intervals far shorter than typical epoxy schedules [4].
Published figures assume stated temperature and humidity conditions. A cold garage in February is not those conditions, so take the installer's number over the data sheet's.
When you do park on it the first time, avoid turning the wheel while stationary — that concentrates shear on a film that may still be gaining hardness.
What is hot tire pickup?
A coating releasing from the slab and lifting away with the tire.
Tires arrive hot and soft from driving and press onto a cold slab. Thin or poorly bonded films can fail under that combination. It is primarily a bonding and film quality problem, which is why preparation matters more than the product label.
Industrial resin systems are tested for abrasion and adhesion [5], though laboratory values describe correctly applied films under controlled conditions rather than predicting any particular installation.
Why does moisture matter so much?
Concrete moves water vapour upward from the ground continuously, years after the pour. An impermeable coating over a slab moving more vapour than the system tolerates traps that moisture, and pressure builds until the film blisters and releases.
It is measured with probes placed into the slab and left to equilibrate, then read against the specific product's stated tolerance. If the reading is too high, a mitigating primer goes down first.
Skipping the test does not remove the risk. It moves the discovery to after you have paid.
Is the grinding dust dangerous?
Yes, if uncontrolled. Concrete grinding produces respirable crystalline silica. Federal rules require engineering controls such as HEPA-filtered dust collection [6] [7].
Practically, a compliant crew also keeps dust out of the rest of your house. A crew grinding dry with no extraction is telling you something.
Will the floor turn yellow in sunlight?
It depends on the topcoat chemistry. Aromatic chemistries — standard epoxies among them — tend to amber under UV. Aliphatic chemistries resist that change [8].
If your garage gets direct sun, ask specifically whether the topcoat is aliphatic. No coating is immune to sunlight forever; products resist yellowing to differing, product-specific degrees stated in their data sheets.
Are coated floors slippery?
Wet, a smooth sealed floor can be — and in this climate "wet" means most of the winter, as snow melts off vehicles.
Traction media suspended in the topcoat address this. There is a genuine trade-off: more aggressive texture gives more grip and is harder to mop. Raise it before the topcoat goes on.
What does a "lifetime warranty" actually cover?
Read the exclusions rather than the headline.
Reputable warranties generally cover workmanship and material defects. Common exclusions include moisture and hydrostatic pressure, structural movement or settlement of the slab, and impact or chemical abuse.
Also worth asking: who honours it — the installer, the manufacturer, or both — and what happens if the installing company is no longer trading.
Can new concrete be coated right away?
No. Fresh concrete needs to cure and release excess water before it can be meaningfully moisture-tested or coated. Ask the provider what waiting period they require for your slab.
How do I maintain it?
Mostly by keeping grit off the surface — sweeping or dust-mopping — before it gets ground in under tires. For wet cleaning, manufacturers generally direct users to neutral-pH cleaners and away from harsh acids and abrasive pads.
Less maintenance than bare concrete. Not maintenance-free.
